Mr Speaker,

rent control works just as any other form of price controls, leading to the depression of supply and increasing hesitation towards investing in housing. In many cases, it also forces landlords to charge their tenants above market level in order to compensate for the risk of future cost increases, which they could not otherwise offset due to the limitations imposed by rent regulation.
