Completely unregulated rent rates are unacceptable. Landlords have too much power and the ability to wildly fluctuate their rent rates, putting tenants at risk. Rent caps need to be set, and the population density of each particular state as well as other factors weigh heavily into what an appropriate rent cap would be, making this decision appropriate for local governments. Other regulations, such as a limit on percent change over a certain period of time and appropriate pricing based on square footage and capacity can be set by local governments as well. |
